Lesson Learned
Progress isn't linear—but it's always worth it.
If this last project taught us anything, it’s that growth rarely follows a straight line.
Timelines shifted. Materials ran late. Budgets needed constant attention. But through it all, we stayed grounded by keeping communication open, focusing on long-term value, and leaning into flexibility.
One moment that really stands out: we had ordered a custom cabinet for the basement kitchen back in April. It arrived damaged, had to be reordered—and just one day before our final listing photos were scheduled, we were told it was backordered. Not ideal.
But instead of panicking, we pivoted. Jake rolled up his sleeves and built a new cabinet from scratch. While he worked, I furnished and cleaned the unit. It was a long day, but by God's grace, we pulled it off just in time.
We were reminded that plans will always change—but if we stay creative, flexible, and faithful, we can keep moving forward.

Just like construction projects, real estate investing comes with unexpected twists—and the people you work with can make or break the outcome.
One of the biggest lessons we took from this renovation is the importance of aligning with the right people. Not everyone operates with the same standards, and when challenges show up (and they will), shared values matter more than ever.
In real estate, especially when investing passively, you’re not just investing in properties—you’re investing in people. That’s why due diligence isn’t just a box to check. It’s a non-negotiable.
We look for (and strive to embody) values like transparency, craftsmanship, gratitude, resilience, and delayed gratification. These qualities are what carry projects through when things don’t go according to plan. Without them, you risk shortcuts, miscommunication, or worse—partners who disappear when things get tough.
So here’s our encouragement: Vet your partners like your livelihood depends on it—because in many ways, it does. Make sure the people you’re trusting with your investment are committed to the same values you are (this doesn’t just apply to real estate investing, but all forms of investing).

We just wrapped our Kingsport, TN renovation—and the transformation was powerful. What started as a cold, dark, unlivable basement is now a warm, cozy studio that someone can proudly call home. Seeing the vision come to life reminded us why we do this work in the first place: real people, real impact.

We’ve officially relocated our business (and family) to San Antonio, where the growth story is undeniable—booming job market, rising population, affordable housing, and development-friendly regulations. We're excited to focus on two core initiatives:

We’re acquiring 5–10 unit value-add properties with fixed-rate debt and strong day-one cash flow to hold long-term.Townhome Development for First-Time Buyers
We’re developing energy-efficient, entry-level townhomes in walkable neighborhoods near the urban core—designed to help young families build wealth through homeownership.

📉 Housing Supply Remains Tight
The U.S. is still facing a shortage of over 3 million housing units. While demand stays high, new inventory remains limited. Why? Rising interest rates have made it more expensive for builders to borrow, slowing new construction across the country.
📈 Tariffs & Uncertainty Are Stalling Development
With new tariffs on the horizon and global economic uncertainty, many large-scale developers and institutional investors are pulling back. That means fewer projects are breaking ground—and less competition for those bold enough to move forward.
💰 The U.S. Debt Refinance Crunch
Here’s a macro trend not many are talking about: over a trillion dollars in U.S. government debt (from around 2010) is maturing and needs to be refinanced. That debt was issued at 2%—today, refinancing looks closer to 4–5%. That alone could add $230 billion in annual interest payments—half of what corporate taxes generate yearly. This financial pressure may lead to more economic volatility in the months ahead.
So What Does This Mean for Real Estate Investors?
In short: this is a window for smart, purpose-driven investing.
When others pull back, there’s more room to step in. Projects that deliver affordable, energy-efficient homes under $250K are still moving, because the need is real—and growing. While many developers chase high-end profits, we’re focused on serving working families, first-time buyers, and renters who need reliable housing.
This is where value and purpose intersect—and that’s exactly where we’re planting roots.

This project reminded us that leaning into the work, even when it’s hard or slow, is part of the process. Staying faithful, without expecting instant results, is what builds long-term impact. That’s how we stay in it for the long haul—with grace, grit, and trust in God’s timing.
